Al Hamra Business Tower, rising 414 in the centre of Kuwait City, is set to become a landmark tower of iconic sculptural form, as striking as it is practical. The unique geometry of the Tower creates the illusion of a subtle elegant twist, which reflects the profile of the peninsula with its delicate glass veil, allowing breathtaking views of the Arabian Gulf. It adds a world of atmosphere and a touch of drama to the environment, with a rare beauty that will last for generations.
The Al Hamra Business Tower has been designed by Skidmore, Owings and Merrill (SOM). It received the Cityscape award for commercial, mixed-use developments in 2010. It also received awards from the Chicago Athenaeum, MIPIM architectural Review future project Award and a bronze from Miami Architectural Biennial in the under construction project category in 2007.
On top of its good looks, the intricate geometry of the tower is defined with a pure, simple formal operation, which is based on the removal of mass / Volume due south in order to maximize views and minimize the solar radiation . As a result, the Tower gives the impression of a twisting sculpture that react to the environment, with its transparent envelope facing north and its solid wall facing south.
Despite the fact that the Tower has 80 levels, AL Hamra height is equivalent to over 100 floors in the standard of commercial skyscrapers. Entrance to the Tower is through a soaring 24-meters high luxurious lobby that covers an area of 900 Sqm. on the north side.
Al Hamra Tower features a total of 62 office floors- all offering a flexible floor plan that start at 35 m above ground level above the main lobby , health club and spa, to offer striking views over the Arabian gulf . Office space ranges from 450 Sqm. - 1,750 Sqm. with each floor offering a total built-up area of 2,300 Sqm. on each floor, a sky corridor connects the two wings, providing dramatic views. Strategically –positioned south wall openings – based on the relation of the envelope and position in relation to the sun –allow for dramatic views toward the city, and the desert beyond, while controlling solar radiation.
AL Hamra Luxury Centre or the shopping mall has been laid out to five stunning levels spread over 24,000 Sqm, providing the best of high-end lifestyle luxury retail, food and beverage and entertainment features. Its façade has been carefully designed to continuous with, and complement the Tower’s cladding, the centre’s uppermost level houses the nine-screen multiplex cinemas. There is also a health club and a spa located between the Luxury Centre and the Tower above the main lobby.
The multi-storey car-park, a precast concrete building consists of 11 levels – two below grade and nine above- with a total area of 6,000 Sqm. and a total capacity of 2,000 parking spaces offers close pedestrian access to both the tower and the mall with several bridges at various levels.
The project will also include one of a kind outdoor roof garden on top of the Luxury shopping Centre and an exceptional pot door landscaped plaza of 6,000 Sqm.
